Florida’s SunRail stations are already helping to bring new real estate developments to Central Florida. Developers are currently seeking permission for a five-story apartment project, Maitland Station, with 293 units on the Parker Lumber site, which would have direct access to the SunRail station. Other developments are also proposed at stations along the commuter route that opened in May.

SunRail currently has 12 stations over 31 miles connecting Volusia County and Orange County through Downtown Orlando. The Phase 2 extensions will add a northern terminus at DeLand and four more stations southward, terminating at Poinciana and cutting travel time to Orlando from 35 minutes to 20 minutes.

A new gated-development from Feltrim Group, Tuscany Preserve at Lake Marion, is being built in Poinciana, the area chosen for the southern terminus in the final phase of the SunRail extension.

The community of 500 quality, two-bedroom villas, and three- and four-bedroom townhomes and single family homes at Tuscany Preserve is set in a conservation area with a natural forest setting and runs along the shores of the 2,990-acre freshwater Lake Marion. It includes a clubhouse with a gym, a swimming pool with children’s play area and tennis and basketball courts.

Tuscany Preserve also benefits from the new $150million Poinciana Parkway toll road, which is currently in its second phase. The 9.6-mile two-lane toll road will create a direct route from Poinciana to the busy I-4 corridor, significantly reducing travel time.

Poinciana’s population in 2010 was 53,193, a rise of 289.8 per cent in the previous decade, according to US Census data. SunRail opened on 1 May 2014 with more than 10,000 passengers riding the trains on opening day.

Its passenger numbers remained steady throughout the month of January, reaching 75,786 and with an improved daily average of 3,789, up from 3,627 in December.
