<p>According to the National Association of Realtors (NAR) Florida is the epicentre for international real estate transactions in the United States and accounted for almost one third of the nation’s foreign investment in 2011. Depressed house prices, a glut of ‘foreclosures’ and a weak dollar are the driving forces for this phenomenon and experts believe the trend will strengthen even further in 2012.</p>
<p>Adam Cornwell, who heads up Florida-based Feltrim International’s UK office, explains, “The US property market now offers real value to foreigners, especially in those states hardest hit by the financial crisis. Investors looking to cash in on bank- or fund-owned homes have contributed to a 13% increase in residential sales in Florida year-on-year to October 2011 and also make up a significant proportion of our enquiries at Feltrim International. We do advise caution however, and recommend a long-term outlook with professional tenants providing strong rental incomes.”</p>
<h3>A huge pool of tenants</h3>
<p>Milan Condominiums is set in the town of Apopka, 40 minutes drive from both Orlando International Airport and Walt Disney World &#8211; the most visited recreational resort on the planet. A former victim of the economic crisis, the project is now being marketed to investors as a safe and profitable proposition.</p>
<p>Adam explains, “Construction was completed back in 2007, just before the economic crash, and having only made a handful of sales the developer went bankrupt. Remaining apartments were foreclosed by the bank but subsequently snapped up by a fund that has since finished them to an even higher standard.</p>
<p>“Apartments are now for sale to investors at a massive 60% below the 2007 prices with tenants and a management company already in place. Current net yields are up to 8.91% per annum, more than you’ll get in any bank account. The risk is low as many former Florida homeowners have simply walked away from their negative equity situations and are now renting until their credit record is wiped clean in three years time when they will buy again. This, and population growth, gives us a huge pool of tenants.”</p>

<p>In fact Florida has a housing shortage. Latest unemployment figures show an upturn in job prospects and, with historically low mortgage rates, many people are looking to purchase. However, with properties discounted 50 to 70% from 2007 prices, new construction projects are unviable and the existing stock is being absorbed rapidly.</p>
<p>It’s easy to see where the rental demand comes from. And, with high demand comes high rental prices – they have either stayed the same or increased so property investors can buy at half price but rent at full price.</p>

With the winter holiday season only months away many keen skiers will already be planning a vacation and having greater access to the slopes is excellent news with direct flights from Glasgow to Geneva and Edinburgh to Salzburg and Chambery.</p>
<p>Commenting on the announcement of the new routes, Ian Doubtfire, Jet2&#8242;s Managing Director, said: &#8220;Friendly flight times are carefully scheduled to get passengers to the resorts and out on the snow the day they arrive. Customers don&#8217;t need to rush for a seat as they are pre-allocated &#8211; we want to make sure any racing is done on the <em>piste</em> and not to get on the aircraft!&#8221;</p>

<p>Responding to this seasonal demand, British flag carrier, British Airways has launched a new route from London City Airport to Chambery, the gateway to the French Alps. Commencing in December the BA CityFlyer service will operate flights four times a week until March 2011 enabling Britons to visit the popular French ski destination for long weekends as well as traditional week long stays.</p>
<p>Ed Scott, French ski property expert at Experience International, comments: &#8220;The new route operated by BA from London City to Chambery is sure to be warmly welcomed by skiers especially due to the frequency of flights which allow greater flexibility. Chambery is the gateway to the world class skiing of the French Alps with resorts such as Val d&#8217;Isere, Tignes and Saint-Martin-de-Belleville nearby.&#8221;</p>

Confidence is returning to the Spanish market with Malaga ranked the second most popular city according to the latest Skyscanner data and easyJet launching a new thrice weekly route from Liverpool&#8217;s John Lennon airport to Gibraltar, just one hour from the popular Costa del Sol, starting in late March 2011.</p>
<p>And it&#8217;s not just the Spanish mainland which is proving popular. The Balearic island of Mallorca is set to receive a boost in 2011 with Aer Lingus adding a twice-weekly service from Cork in southern Ireland to Palma de Mallorca.</p>
<p>This news is welcomed by Taylor Wimpey de España which has already announced doubled property sales figures in Mallorca this week from the previous year. Victor Sague, Sales Director of Taylor Wimpey de España said: &#8220;Mallorca is quite rightly seen as a jewel in the Mediterranean. The Irish &#8211; coming from their own Emerald Isle &#8211; have always enjoyed Mallorca and it is great news that it will now be even easier for them to travel here.&#8221;</p>

<p>The former England Test cricketer bought a four-bedroom country villa alongside the seventeenth fairway of Europe’s only championship desert golf course, The Indiana at Desert Springs, the award-winning luxury family resort in Almeria, south-east Spain.</p>

<p>“I love the peaceful atmosphere and the desert microclimate we enjoy in this corner of Spain,” says Sir Ian who was attracted by the region’s reputation for having the warmest winter weather on the continent.</p>
<p>Sir Ian’s Spanish Colonial style home, an air-conditioned ‘Arizona’ villa built by the Anglo-Spanish developer of Desert Springs, The Almanzora Bay Group, has been designed to capture the ambience of the old farmhouses, or <em>cortijos</em>, of the Almanzora region in which Desert Springs is located.</p>

<p>“For them, Desert Springs offers such an amazing variety of sports and leisure facilities that there is always something for all of them to enjoy.”</p>
<p>A passionate golfer, Sir Ian was the first member of the Desert Springs Golf Club to play on its 18-hole golf course.</p>
<p>He says: “I enjoy meeting and playing with other members and guests of the club because they are there for the same reasons &#8211; to experience and benefit from a real quality of lifestyle which, in my view, has no equal in Europe.”</p>
<p>In addition to the 18-hole golf course, and a golf academy which caters for several international teams, the Botham family has access to an aerobics gymnasium, trim trail and jogging tracks as well as courts for tennis, paddle tennis and beach volley ball.  Other facilities in the resort range from an international size football pitch, cricket nets, a contra-current swimming pool and mountain bikes to a health and fitness club and spa.</p>

<p><span style="color: #0000ff;">Leap of faith</span></p>
<p>Simon Coaker, director of golf at Desert Springs, says that when Ian decided to buy his property off-plan seven years ago it was “a huge leap of faith.”</p>
<p>“Before The Almanzora Bay Group bought the Desert Springs site it was occupied by a farm growing melons and tomatoes. When Sir Ian saw it for the first time, the development of a resort and its golf course was in its infancy,” says Simon.</p>
<p>Since then Sir Ian has watched the transformation of the site and seen substantial growth in the capital value of his property. Although the price he paid for it in 2001 has not been disclosed, the investment has more than doubled in value.</p>
<p>Sir Ian has bought a second holiday home at Desert Springs. The newest property has become home to Sir Ian’s daughter Sarah who has just fulfilled a long held ambition in Spain. She said: “After six years working with Sky Sports, and then helping to organise my father’s fundraising walks for Leukaemia Research, I was looking for an opportunity to open a wine bar.</p>
